Building Surveying

PRP carry out many of the services associated with building surveying including condition surveys, schedules of condition, building surveys, measured surveys and defect investigations. We also prepare designs, specifications, planning applications, Building Regulations submissions and arrange repairs, alterations and maintenance work.

Party Wall Surveying

The Party Wall etc Act 1996 provides a framework for preventing and resolving disputes in relation to certain types of work on party walls, boundary walls and excavations near neighbouring buildings. PRP have wide experience in interpreting the The Party Wall etc Act 1996 and in acting as building owner’s surveyor, adjoining owner’s surveyor and agreed surveyor. We serve the necessary notices on adjoining owners, carry out schedules of condition and deal with any counter notices or disputes arising via awards.

As part of our neighbourly matters service we can also negotiate and prepare oversail and access agreements generally in the form of crane and scaffold licences.

CDM Advisor & Principal Designer

We have over 20 years of CDM experience since the original regulations were introduced in 1994, acting as planning supervisors, CDM coordinators and now as principal designers and CDM advisors.

We provide a full service including preparation of the F10, advise the project team of their duties, identify relevant information and prepare a pre-construction information pack, co-ordinate design risk management at design stage and communicate residual risks to the right people at the right times, advise in the appointment of competent designers and contractors, carry out CDM design reviews at agreed stages of the project, advise on the suitability of the principal contractor’s construction phase health & safety plan, prepare the health and safety file and provide a general CDM support service throughout a project.

Health & Safety Consultants

We provide independent health & safety advice for contractors including regular site safety audits, preparation of construction phase health & safety plans, fire plans, inspection documents, COSHH assessments, risk assessments and method statements along with site set-up advice. We advise on site logistics and local authority permit requirements in terms of scaffold, hoarding and road closures.

Asbestos Surveys

We have BOHS P402 qualified surveyors who regularly carry out management and refurbishment and demolition asbestos surveys in accordance with HSG264 Asbestos: The Survey Guide. We can also tender any removal work and manage the removal contractors on site.

Project Management

We regularly provide a full project management service including feasibility studies, budget costings and liaison with all statutory authorities including obtaining planning permission and Building Regulations approval as appropriate. As part of this service we act as contract administrators producing contract documents, obtaining tenders and appointing a contractor. We manage the construction work including cost control, valuations and certification for payment, controlling progress and programme on site and settling the contractor’s final account. We liaise with all members of professional teams to create co-ordinated designs by providing a thorough service throughout projects.

Construction Traffic Management Plans

To obtain planning permission, construction management plans are increasingly required to discharge a planning condition. PRP have experience of producing these plans in accordance with local authority requirements including most London boroughs.

Insurance Claims

PRP have extensive experience in dealing with insurance claims on behalf of insurance brokers, loss adjusters and individual policy holders for all types of damage including fire, flood and subsidence. As RICS regulated chartered building surveyors and structural engineers we are able to provide the majority of services in-house including asbestos surveys, principal designer, health & safety, party wall surveying, contract administration and structural and civil design.

Once a claim is confirmed as being valid, the policy holder is entitled to appoint their own independent surveyor whose fees are paid by the insurance company. We then inspect the property, arrange emergency works, prepare specifications and drawings for the reinstatement, obtain tenders, appoint a contractor and project manage the works until completion. We liaise directly with the loss adjusters and policy holders to ensure a satisfactory outcome for all parties ensuring the building is back in use as quickly as possible.
