A client’s basement experienced extensive damage due to a nearby oil tank leak, leading to oil ingress compromising the structural integrity of the basement along with associated safety concerns for the residents. To address this and ensure the long-term stability of the building, a comprehensive restoration and refurbishment project was undertaken.

PRP were instructed to provide a range of services including intrusive ground investigations, project management, contract administration, principal designer and full design and specification services.

Ground investigation: investigations were conducted to assess the extent of the oil contamination, evaluate soil conditions, assess the existing structure and identify potential risks. This information guided subsequent design and construction decisions.

Project management: PRP were responsible for overseeing the entire restoration process which included coordinating various contractors, suppliers and stakeholders, ensuring efficient progress and adherence to project timelines.

Contract administration: PRP tendered the works and prepared and administered a JCT contract including regular valuations, dealing with retention and agreeing the final account.

Principal designer: Acting as the principal designer as required under the CDM regulations including ensuring health and safety compliance along with design coordination, considering both the structural requirements and the desired aesthetic improvements.

Full design and specification: The team provided comprehensive design and specification services, covering architectural, civil and structural aspects of the project.

The restoration and refurbishment process followed a systematic approach to address the basement damage but also to ensure compliance with current building regulations to improve the functionality and appearance of the space, which was successfully completed in November 2022.
